Capital Property Manager – Property Management Software from DCS

Asset Management
The Asset Manager module is the heart of the Capital Property Manager system and its functions include:
- Holds the essential asset information for all property sectors: offices, cottages, blocks of flats, land, farms, wayleaves, fishing rights etc.
- Drills down to pages recording head lease and tenant information with connection to Outlook.
- Document management system holding correspondence and images to all parties along with mailshot generation into a Word or HTML format – ideal for emailing tenants.
- Management reports such as rental income, portfolio outgoings, etc.

Rental Income Module
The powerful rental income module manages the charges to tenants and receipts.
- Automatic and manual production of rent, service, insurance and miscellaneous demands and credit notes with checklist and audit.
- Demands can be directly e-mailed, with the information exported to the customer’s external Sales Ledger.
- Receipts and credit note allocation.
- Many reports include rental omissions, aged debtors, payments received and bounced, history, etc.

Service Charge Module
Manages the apportionment of property/tenant service charges with year end reconciliation.
- The budgeted service amount is charged in the rental income module and feeds into the service charge module when the demand is audited.
- Tiers hold the charges against separate elements of the property – ie first floor, external only.
- Tenant apportionment is added per tier and “actual” expenditure recorded throughout the service year.
- Example reports are service analysis, reconciliation, tenant service charge statement.

Accounts Integration
DCS have been selling and supporting accounts systems to customers for over 37 years,including Pegasus Opera 3, Exchequer, Intact iQ and Iplicit, so Capital does not have an integrated accounts system as it can export the rental invoices straight into our customer’s preferred systems.
This keeps both the property and accounting teams happy in that they can use their own preferred solution, including amongst others, Sage 50, with the knowledge that, at the push of a button, anything created within Capital is automatically transferred.

Support & Training
All sales of Capital are provided with intensive training and online support with our dedicated team, giving you peace of mind when you are adopting a new system.
Training can be carried out at our fully equipped training suite at Boston Lodge or at your offices. We also offer online training if you just need a recap.
All systems are supplied with a contract to keep our customers secure in the knowledge that their property management system will be fully supported and updated.

Equinox, produced by Compsoft Ltd in the UK, is our preferred database for developing systems due to its ease of use and resilience. Our 35 year connection with Compsoft has enabled us to successfully develop Capital Property Manager and other systems such as:

Our software is sold with the number of concurrent licences and upgraded when a new release is launched.
